Mr. Seonghoon Yoon is a member of Jipyong LLC’s Real Estate Investment Trusts (REITs) & Funds Group, where he primarily provides legal advisory services on the acquisition and development of real estate through investment vehicles such as REITs, real estate funds (REFs), and project financing vehicles (PFVs).
Specifically, his work includes (i) advising on the establishment of real estate investment companies and asset management companies under the Real Estate Investment Trusts Act, private collective investment schemes under the Financial Investment Services and Capital Markets Act, and PFVs under the Restriction of Special Taxation Act; (ii) conducting due diligence on investment assets such as office buildings, retail complexes, logistics facilities, private rental housing, senior care facilities, gas stations, golf courses, and hospitals; and (iii) advising on legal issues arising from the acquisition, development and transfer of real estate or shares of REITs, funds, and PFVs.
Mr. Yoon is qualified both as an attorney in Korea and as a Solicitor of England and Wales, and also holds a Certified Real Estate Agent license. Drawing on this unique combination of qualifications, he has developed strong expertise in advising on cross-border real estate asset and share deals involving foreign investors. He also provides regular legal advice to foreign real estate consulting, brokerage, and leasing firms operating in Korea, offering practical guidance on regulatory and transactional issues under Korean real estate law.
He has advised government agencies and local governments on legislative research projects, including advisory for the full-scale amendments to the Real Estate Investment Trusts Act (dividends, taxation, and asset revaluation) and the Commercial Building Lease Protection Act (rent, maintenance fee increases, and renewal rights). He has also advised on the establishment of real estate funds aimed at stabilizing distressed property development projects, contributing to the sound development and revitalization of the real estate market.
Recently, he has been advising landlords (REITs and funds) on legal strategies to protect their rights in connection with the rehabilitation proceedings of Homeplus, as well as on the acquisition and property tax issues related to unsold residential properties purchased and owned by Corporate Restructuring REITs (CR-REITs) under the amended tax laws.
